New York State Emergency Rental Assistance Program (ERAP) so far paid 178,855 residential tenants a total of $2.9 billion federal fund as of July 28, 2022 to help their landlord.

ERAP does not cover commercial landlords, and owners use the same New York State court process for eviction. One reason for high rent is bad laws against landlords. High rent becomes necessary to factor in loss due to laws protecting bad tenants.
